The Furniture Costs Exactly What the Flip Earns
A Type 2 short-term rental permit in Corpus Christi costs $250 a year and is rationed to 15% of the houses on a block face, first come, first served. Single-family zoning on Padre and Mustang Island gets none at all, whatever the beach does for rates. The owner-occupied lane, which carries no density cap, stopped taking applications August 25 and reopens November 17. Three rules rationing one slot, and buyers here treat it as the asset.
It should not be. Take a 1970s three-bedroom in Flour Bluff, mainland, outside the island plan. Bought at $185,000 and rehabbed, it resells at $278,000 and nets $17,420 after carry and commission. Furnishing that same house to host it runs $17,000, and the permit is $250. The flip margin converts into beds and a license, and what it buys is $64 a month over what the house clears on a 12-month lease.
Then price the calendar. Corpus Christi ran 34.1% occupancy last year. Priced at $185 a night on 44% of the calendar, the same house grosses about $2,475 a month hosting. The lease clears $1,895, and 42% of the hosting gross goes back out, with coastal insurance alone at $362 a month. Sixty-four dollars a month is a 270-month payback on a $17,250 package whose soft goods Vacasa tells owners to replace every 18 to 24 months. We'd still pull the block-face count before bidding, not to use the permit but to check whether the seller is charging for one. Then spec the rehab for an appraiser.
What we'd do: Buy the example 1970s three-bedroom in Flour Bluff at $185,000, put $38,000 into a $278,000 resale spec, and keep the furniture out of the budget. The host exit repays its $17,250 inside the sofa's lifespan only above about $2,700 a month gross, or $200 a night on 45% of the calendar, and this market is not there.

Both exits start level. The sale hands over $17,420. The host holds $18,350 of paper worth $170 after commission. The whole case for hosting is that $64. Above roughly $2,700 a month gross the package repays inside six years and the argument reverses.
