THE FLIP
The Fourth Bedroom Clark County Can't See Doesn't Count.
Clark County approved 242 short-term rental licenses from the 830 complete applications it drew by lottery three years ago. On November 3, commissioners scrapped the lottery. From December, applications go in by appointment and are decided in the order received, each within 45 business days of a final ruling on the one ahead of it.
A place in line is worth only what the county sees when the file comes up. Its ordinance refuses any house with an addition built without a permit, and it fixes the bedroom count at whatever the assessor's record shows on filing day. A detached casita counts as a bedroom. In Las Vegas that is a live problem: one brokerage's August count of active Las Vegas listings found 693 advertising casitas, converted garages, guest houses or enclosed patios, and 10 mentioning a permit.
The first $15,000 of the rehab goes to permitting and finaling the casita on a composite Spring Valley ranch bought at $405,000, outside any HOA and on county sewer. The median Las Vegas four-bedroom books about $14,100 a year more than the median three, and the recorded room lifts the lease too. It still doesn't make hosting win. At the median four-bedroom's $40,400 a year, a self-run listing nets $2,002 a month against $2,488 from a tenant. Lease it and take a place in line anyway, because filing costs $45.
What we'd do: get the casita on the assessor's record before filing, lease the four-bedroom at $2,764 while the application waits, and switch to hosting only if nearby licensed four-bedrooms are booking $56,100 a year when the county calls, enough to repay the furniture in three years.
THE NUMBERS

From the $3,367 gross, Airbnb's 15.5% takes $522, power, water, internet and supplies $550, the $1,500 county license $125, and a 5% reserve $168. On the lease, $276 for vacancy and a reserve leaves $2,488. The casita pays either way, since a four-bedroom leases for $351 more than a three. At AirROI's $379 rate and 44% occupancy, the house would clear the lease by $870. The median four-bedroom collected $40,400, or about 107 nights. Modeled on a composite house.
TOOL OF THE WEEK
PropStream — Nationwide property records, comps and list-building in one search · Free trial only (7 days)
PropStream pulls county assessor and recorder data, MLS history and mortgage records into a single map, more than 160 million properties by its count. Filters stack (equity, absentee owner, pre-foreclosure, year built). A drawing tool outlines a search area by hand, and comps and a rehab calculator run inside the same record.
Its natural user is a flipper mailing off-market owners.
Records come from public filings and trail real ownership changes by weeks or months, and nothing in the platform says what a house books as a rental. Users also report postcard charges that are hard to stop.
Essentials costs $99 a month, or $972 a year. The trial includes 50 free leads.
01 — New listings fell 7.5% from a year earlier in October, the steepest drop of 2026, yet active inventory rose 7.4% to 1,183,500 because homes are sitting. The median list price was $415,000, down 2.2%, its 12th straight annual decline. Fewer owners are choosing to sell, so a flipper's buy list is mostly houses that already failed to. Source→
02 — Birmingham, Michigan, voted unanimously on October 20 to ban rentals shorter than 30 consecutive days citywide. Existing licenses run until April 15, 2027 and won't be renewed, while rentals of 30 days or more remain legal. From April 16, the best a buyer there can underwrite is a furnished monthly lease. 03 — Tulsa voters approved raising the hotel guest tax from 5% to 9.9% on November 3, with about 57% in favor, effective January 1. It reaches short-term rentals with five or more rooms, counted across separate buildings. A host renting four rooms stays outside it, so in Tulsa the fifth room carries a tax along with its nightly rate. Source→
Worth Watching — When a city bans short stays, the usual fallback is the 30-day lease. Airbnb's third-quarter letter says short stays and entire homes keep outgrowing stays of 28 nights or more, while total nights rose 16%. The fallback sits in the platform's slower lane. Source→
