Tucson's Rental Year Is Three Months Long

Three months carry 56% of what the average Tucson short-term rental earns all year. The reason arrives by the planeload: 113,342 buyers, dealers and rockhounds came to the Gem, Mineral and Fossil Showcase last winter and spent $121.2 million on lodging. The 2027 showcase opens January 27.

January 27 is an acquisition deadline, and Tucson is a market where deadlines can still be met. Central Tucson's six ZIP codes closed June at a $314,000 median with 4.7 months of supply, and sellers who opened above the comps gave back 6% to 10%. Twenty-four weeks separate today from the showcase. A 45-day escrow, a 14-week rehab, and a month to license, photograph and open with reviews already on the page.

Most Tucson value buys still cool the house from a box on the roof. Replacing an evaporative cooler with refrigerated air starts near $13,400 here and climbs, because a swamp-cooled house has no ducts to reuse. What that buys is June, July and September, when the market runs 30.1% occupancy. Refrigerated-air equipment runs a 10-to-21-day lead time in July, two to five in December. A minor kitchen at $10,000 to $20,000 is a document for the appraiser. The guest paying showcase rates is buying a bed and a short drive from the Convention Center on dates that were spoken for in October.

What we'd do: We'd price the offer off January 27 rather than the ARV, and order long-lead equipment the day the contract signs. A house not licensed and live for the season spends the peak quarter as a job site and forgoes the ~$9,000 it pays. Miss the window and it's a long-term hold to the 2028 show, or a walk.

The peak quarter grosses $12,513 of a $22,456 year. Winter guests book long stays, so turns are few: a 28% operating load across cleaning, platform fee, power and supplies leaves about $9,000 of the quarter's gross. That $95 license and no cap cut both ways: supply grew 17% in a year, crowding the peak.
