THE FLIP
Half an Airbnb's Gross Counts Toward the Loan in December.
Fannie Mae is about to let an investor qualify for a purchase on validated vacation-rental comps, counting half of their gross toward the loan on applications dated December 1 or later, a month later than first announced. A tenant's rent counts at 75%. An investor buying to host out-borrows one buying to lease only where the house grosses 1.5 times the rent, and a flip finishing this winter lists into the first spring that line applies.
In Gulf Shores, single-family zones bar short-term rentals outside a tourist-rental overlay, and Fannie counts nothing from a use that isn't legal. The comps carry their own trap: Fannie's Selling Guide wants three from an MLS or a property manager, with last year's booked days. A rentalizer screenshot doesn’t cut it. Inside the overlay but off the water, a three-bedroom grosses $25,000 to $40,000 a year by The Short Term Shop's count, and the city's three-bedrooms lease for $2,300 a month. Clearing 1.5 times that lease takes $41,400 a year, more than the top of the range.
The last $27,300 of the rehab, the average cost to furnish a three-bedroom, gets decided here. A turnkey listing courts the investor buying to host, and in Gulf Shores that buyer qualifies for less than a landlord. Hosting the house ourselves loses to a tenant even at the top of the range. So we'd buy a dated overlay three-bedroom at $375,000 and stop the rehab at $55,000.
What we'd do: before spending $27,300 on furniture, get three MLS or property-manager comps grossing 1.5 times the local three-bedroom lease. Off-water Gulf Shores falls $1,400 short, so this house sells unfurnished at $470,000 to a buyer moving in.
THE NUMBERS

The lender's factors sit close to an operator's books. A 20% co-host, Airbnb's 15.5% fee and $300 a month of utilities and supplies leave $1,850 of the $3,333. The lease keeps $2,001 after 8% management and 5% vacancy, so hosting comes up $151 short, before Airbnb's cut of the cleaning fees. Both gaps widen at the range's $32,500 midpoint. The Short Term Shop supplies the gross and Zumper, the rent, and everything built on them is modeled.
TOOL OF THE WEEK
Wheelhouse — Revenue management for short-term rentals, with the market data free.
The free Insights tier opens market dashboards, comp sets drawn from nearby listings, and historical and forward demand, with no credit card and no listing connected. Paid plans switch on automated nightly pricing that syncs daily. Pro Flex bills 1% of booking revenue, with a $2.99 monthly minimum per listing, and Pro Flat starts at $19.99 per listing per month. The percentage plan costs less until a listing books about $2,000 a month, and past that the flat fee wins.
It is built for operators running several listings in event-driven markets, and the pacing rules and portfolio controls can bury a host with one house. There is no direct Vrbo connection, so Vrbo rates have to route through a property management system. Small or emerging markets leave its comp sets short of listings.
01 — Airbnb's fall update lets hosts offer 15% off to guests rated 4.8 stars or higher with at least three reviews. In Airbnb's pilot, hosts using it earned 11% more and booked 14% more nights. Per night, that works out to about 2.6% less. It pays only where the calendar had empty nights to fill. Source→
02 — South Haven, Michigan's zoning board voted 6-1 on September 28 to uphold the denial of a patio, pergola and firepit at a short-term rental registered since 2020. Rentals outside the city's 2025 overlay are nonconforming, and the ordinance bars intensifying one. A backyard pool elsewhere was refused the same way. A buyer inherits the amenity list a grandfathered rental closes with. Source→
03 — Mega investors, those owning 1,000 or more homes, averaged about 4,500 purchases a month in the first quarter, 40% fewer than a year earlier. Owners of three to nine homes slipped 3%. The bid that left rental-grade resales belonged to the largest buyers, and the small landlord who answers to a lender barely moved. Source→
Worth Watching — The ROAD to Housing Act will bar owners of 350 or more single-family homes from buying more on January 7. One exemption covers renovate-to-rent purchases of houses failing code on structure or core systems, with improvements of at least 15% of the price. The largest buyers keep bidding on exactly the houses flippers buy. Source→
A hosted house can earn more than the leased one and still qualify for less. Forward this to anyone furnishing a flip to sell.
