Bid West End on the Lease. The License Costs $150.

From January 1, an owner who has never lived in Atlanta can license as many short-term rentals there as they can buy. The council voted 9-5 in September to scrap a 2021 cap of a host's own home plus one more. Opponents warned of absentee investors. Sponsor Matt Westmoreland said the 2021 ordinance was never enforced, and Airbtics found about 1 in 10 listings licensed in July 2025. The absentee investors are already here, and January lets them license.

An owner living elsewhere needs a co-host, and the co-host decides the deal. A renovated three-bedroom West End bungalow off Ralph David Abernathy Boulevard, modeled above the city average at $260 a night and half booked, pays its co-host 20% of the gross. With Airbnb's cut, utilities and guest supplies paid, it nets about $1,673 a month, $178 less than the $1,851 a twelve-month tenant brings in. The co-host bills $791 a month on the same house. A local who turns it keeps most of that.

Without a local operator, we'd spec the house for a tenant who renews (ducted air in place of window units) and price the bid off the lease. A seller calling West End "STR-ready" is charging for a $150 form any buyer can file later, though a primary-residence bill still held in committee could reverse the vote.

What we'd do: from out of town, sign a tenant on a $215,000 buy with a $70,000 lease-grade rehab. File the license when West End three-bedrooms book about $5,130 a month, where a co-hosted edge reaches $500+ and $18,000 of furniture pays back in three years, or host from day one if it can be self-run

THE NUMBERS

One renovated West End three-bedroom sits under every row, booked at $260 and 50% against AirDNA's citywide blend of $214 and 47%, grossing $3,954 a month. Airbnb also takes 15.5% of the cleaning fee the cleaner keeps. Leases run off the $2,500 median ask for West End three-bedroom houses. At Zumper's $2,297 citywide median, the co-hosted owner still trails, by $18. Every figure is modeled from Atlanta STR data and current West End lease listings.

TOOL OF THE WEEK

RentCast — Rent estimates and lease comps for any U.S. address.

Each monthly rent estimate arrives with a low-to-high range and the nearby rental listings behind it. ZIP-level market reports show median rent by bedroom count and how it has moved, and a portfolio view keeps estimates current on houses already owned. The free plan shows five comps per address and tracks five properties. Pro raises that to 20 comps and 50-plus properties for $19 a month, or $12 a month billed annually, after a 14-day trial.

The estimates come from advertised asking rents, so where landlords are cutting to fill units they read high. The model weighs location, size, layout and listing age. Condition never enters it, so a tired rental and a fresh renovation on the same street can price alike.

QUICK HITS

01 — Vrbo is moving every host to a flat 12% commission on October 29, charged on rent plus cleaning and pet fees. Pay-per-booking hosts pay about 8% today, software-connected managers 5%. New terms require Vrbo's rates and fees to match the best on any other channel, so a cheaper direct-booking price will break the contract. Source→

02 — Realtor.com counted price cuts on 20.8% of active listings in September, the highest September share since 2018, while homes under contract fell 4.1% from a year earlier. A seller who has already cut once is negotiating. By winter, the flipper is that seller. Source→

03 — Corpus Christi suspended its short-term rental committee after Coastal Family Homes filed a September 29 notice of claim under HB 2127, the 2023 Texas law letting injured owners sue over ordinances the state preempts. The mid-November rewrite is on hold. Until the claim resolves, the current ordinance is the only rulebook a deal there can price. Source→

Worth Watching — In Key Data's 2027 outlook survey, 77% of vacation rental managers expect revenue to grow next year and 64.2% expect more competition. Both can hold in one market only if demand outruns new supply, and each manager counting on growth is the new competition in someone else's forecast. Source→
